Request a local land search
We provide local land search services for properties within the Cheshire East Council area. For Cheshire East land and properties within the Peak District National Park, we can also include Peak Park searches.

How to request a local land search or LL1 certificate
Request your search by:
Turnaround time
Our average turnaround time is 5 days. For a 24 hour/next working day service, you can ask for an expedited search. We normally return expedited searches within a few hours.
Paying the search fees
You must pay for your search before we can process your request.

Information requirements
Make sure that you have included all the forms relevant to the searches you are requesting. For us to process the request, you must provide each of the following:
- your company name and address, phone number and email (or your own details if you are making a request direct to us as a customer)
- full address details of the land/property to be searched
- clear information on ownership of the land/property and any other relevant issues
- a map following our map requirements.
Map requirements
- maps should be an Ordnance Survey plan (preferably 1:25,000 scale) with the search site outlined in red.
- the quality of any copies must be good enough to identify roads, landlines and other relevant features
- landlines must be up-to-date - check, especially if the site has been developed recently
- roads named in box C to be coloured in blue or green
We cannot accept the following:
- an X cross to mark the site
- development site maps, builder's estate plans, architect's drawings, futuristic plans or utility company plans
- maps showing more than one area outlined
We will not enter into any lengthy communication as to what is an acceptable standard for maps.
If information or the map provided is incomplete or does not meet our requirements
We may reject the request and cancel the search if the map or other information provided is incomplete, incorrect, or does nor meet our requirements. We will only refund payment if we have not yet validated the search and loaded it onto our system. Otherwise you will have to make and pay for a new search request.
Additional questions
We accept additional questions providing the question is reasonable and we have access to the information to provide a response. We may redirect you to another council team if the council has an alternative scheme which provides access to the information.

Tracking local search progress
You can sign up for updates when you have found your search.
If your search is not listed, call us on 0300 123 5014 (Option 3) to check.
Cancelling a search
If you need to cancel a search, let us know as soon as possible. We can only refund payment if we have not yet validated the search and loaded it onto our system.
