The Garden Village at Handforth
In September 2023 planning permission was granted for the development of a new garden village on the east side of Handforth, developed as a sustainable new settlement incorporating high quality design. The aspiration is that the village will provide 1,500 new homes together with new employment space, a village centre, extra care accommodation, a new school for ages 5 to 16, a community hub with sports facilities, green spaces and provisions for walking and cycling.
Funding has been awarded from Homes England towards the cost of the new infrastructure needed for the development potential of the site.
The Council owns approximately 70% of the site and over the coming months, will be working towards the delivery of the development parcels initial infrastructure. It is expected that main construction work will start around the end of 2026. These initial infrastructure works will take approximately 2 years. It is expected that the delivery of the whole village will take about 12-15 years to complete.

Ground investigations in relation to the scheme are due to start on site from 17 February and last for around eight weeks.
The ground investigations will be carried out by Balfour Beatty on behalf of the council and will include a range of surveys, including topographical and drainage surveys, as well as boreholes and sample pits. These minor works will contribute towards the preliminary design works of the scheme construction works, which are due to start by September 2026.
While these surveys are carried out, some traffic management will be in place for short periods. There will be no full closures, lane closures or temporary signals. Traffic management may impact the A34, access to Total Fitness, Long Mile Drive and Coppice Way. There will also be a one-day closure of the route to Tesco via dumbbell roundabout. Traffic will be diverted to the main roundabout.
