Electrical safety

Landlords are required to make sure that they meet national standards for electrical safety. 

Electrical test reports must be carried out at least every 5 years by a qualified and competent person. A copy of the report must be supplied to: 

  • the existing tenant within 28 days of the inspection and test being completed
  • new tenant before they occupy the property
  • any prospective tenant within 28 days of receiving a request

Breach of duties

We can impose a financial penalty of up to £30,000 if you are in breach of your duties (for example, not providing a copy of the report or carrying out required works) and multiple penalties can be given. We may also carry out the work and recover the cost from you.

The Government has published guidance about the electrical safety standards regulations.

Investigative or remedial work

If any further investigative or remedial work is identified in the test, this must be completed within 28 days (or sooner if required on the test report).

Confirmation must be sent to the tenant and an emailed copy to privatehousing@cheshireeast.gov.uk within 28 days of the competed work.
